Frequently Asked Questions L & J Contractors – Custom Home Builders in Cookeville & Putnam County, TN

Here are answers to the questions we hear most often from families considering a custom home, a home for sale, or a remodel in the Cookeville area.

How long have Larry and Jon been building homes together?

Larry and Jon have partnered for more than 28 years building homes throughout Putnam County and the surrounding Middle Tennessee communities. Their long working relationship is one of the reasons clients appreciate the consistency and clear communication they receive throughout a project.

Do you build custom homes on the client’s land?

Yes. Building custom homes on the client’s land is one of our core specialties. We handle the process from site evaluation and permitting through construction and the final walkthrough. Whether you already own property or are still looking, we can guide you through what is realistic for your site.

What areas of Middle Tennessee do you serve?

We primarily serve Putnam County, including Cookeville, Baxter, Algood, Monterey, Cumberland Cove, Silver Point, Rickman, and Livingston. We also work in nearby areas of White County, Overton County, Cumberland County, and other locations close to Cookeville.

Can you help if we are relocating from out of state?

Absolutely. We have guided dozens of families who were moving to the Cookeville area from other states. We understand the extra questions and logistics that come with building from a distance and work hard to keep the process clear and well-communicated from start to finish.

Do you also build homes for sale?

Yes. In addition to custom homes built on the client’s land, we periodically build speculative (spec) homes that are available for purchase. These homes offer the quality of custom construction with a shorter timeline. Check our Projects page for current availability or contact us about upcoming builds.

How long does it typically take to build a custom home?

Timelines vary depending on the size and complexity of the home, site conditions, weather, and permitting. We believe in giving realistic expectations rather than overly optimistic ones. During our initial conversations we will discuss a practical timeline based on your specific project.

Do you handle permitting and site preparation?

Yes. For custom homes on the client’s land, we manage site preparation and the permitting process as part of the overall project. This is an important part of making the experience as straightforward as possible for our clients.

Can we bring our own house plans or work with an architect?

Yes. Many of our clients bring existing house plans, magazine ideas, sketches, or work with an architect. We are comfortable collaborating in whatever way best serves your vision and the practical realities of the site.

Do you do remodels and additions?

Yes. In addition to new construction, we take on quality remodels and additions. We apply the same standards of craftsmanship and communication to these projects that we use on new homes.

What should we expect regarding communication during the project?

Clear and honest communication is one of the things our clients mention most often. We believe in keeping you informed with realistic updates rather than surprises. You will always know where the project stands and what to expect next.

How do we get started?

The best first step is simply to contact us. Call or email Larry or Jon, share a bit about what you are hoping to build or buy, and we will schedule a conversation to discuss your ideas, timeline, and next steps.
